Crack filling is the first guard against deterioration by preventing moisture and other harmful substances from seeping into the subbase and destroying asphalt.

Cracks naturally develop in asphalt due to oxidation and pavement deterioration. Neglected cracks quickly develop into much more serious and costly issues. Crackfilling or cracksealing is truly the first line of defense against the degradation and eventual failure of pavement. Sealing these gaps effectively stops the seepage of harmful substances and prolongs the life of your pavement investment.

What Happens To Unmaintained Cracks?

Cracks allow moisture penetration from rain, snow, salt, and ice, which erodes the base of your parking lot. As these harmful substances penetrate the subbase of the pavement, the cracks widen and eventually cause potholes. Unrepaired potholes will chip away and become more severe pavement issues. This exposes you to serious liability, as potholes are trip hazards to tenants, customers, and employees.

The Process

Prepare the Surface

First cleaning all cracks with pressurized air. Vegetation and other impediments to crack sealing are cleared with a grazing wheel or, in cases of extreme blockage, a Taffa torch.

Apply the Material

Cracks are then sealed using a hot-applied rubberized joint sealant that exceeds Federal highway specifications. A light aggregate material is then applied to the hot rubber to improve adhesion to the pavement surface.

Finish & Cure

We smooth the crack filler with a squeegee to ensure it’s even with the surrounding pavement. The crack filler is then left to cure.
