
What Is Sealcoating, and How Often Should It Be Performed?
A sealcoat is a protective layer that’s applied to paved surfaces to shield against water, UV rays, and other environmental factors that can cause asphalt to deteriorate prematurely or rapidly. By protecting the surface from cracks, oxidation, and regular wear and tear, sealcoating helps pavements look better and last longer.
Every pavement is different and requires sealcoating at different frequencies. Surfaces that are more prone to water or sun damage will need to be sealcoated more frequently than those that are in dry areas or shaded by trees. Other factors that affect sealcoat frequency include:
